Shoreline Stone Terraces

Natural-stone and engineered terraces stepping from the lawn down to the shoreline, designed inside the high-water-mark setbacks the conservation authorities require.

Permitted Retaining Walls

Engineered retaining walls that hold the upper yard back from the shoreline, sized inside the permit envelope and built with the sediment controls the authority asks for.

Dock Approaches

Stone-paved or concrete approaches from the house to the dock, graded for drainage away from the waterway and built to handle wet boots, dripping kayaks and shoulder-season frost.

Native Shoreline Buffers

Native-species shoreline planting that satisfies conservation-authority buffer requirements and stabilizes the bank long-term, designed to read like landscape, not like compliance.

Cottage-to-Year-Round Upgrades

Renovations that take seasonal cottages up to year-round-livable, insulation, foundation work, kitchen and bath upgrades, plus the exterior hardscape that full-time use demands.

Heritage Mill-Town Waterfront

FAQ

Waterfront questions, answered.

What is MVCA and why does it matter on Mississippi River frontage?
Mississippi Valley Conservation Authority. They regulate work within 30 metres of the high-water mark on Mississippi River and tributary shorelines, including through Almonte, Pakenham and Carleton Place. Any new hardscape, retaining wall or significant grading needs MVCA review and permit before construction starts.
What is RVCA?
Rideau Valley Conservation Authority. They handle the same role as MVCA but on the Rideau watershed, which includes the Tay River through Perth and Tay Valley. The application process is similar, the staff and the specific rules differ.
When does MNRF get involved?
Ministry of Natural Resources and Forestry steps in when fish habitat is present. That usually means in-water work, shoreline alteration on a documented spawning bed, or substantial removal of a near-shore vegetation buffer. We flag this on the first site visit and bring MNRF into the conversation early.
How much extra time does waterfront permitting add to a project?
Typically four to twelve weeks between application and approval, depending on the authority's workload and the scope of work. We submit early and run material procurement in parallel so the build phase is not held up once the permit lands.
Do you work on lake frontage too?
Yes. Mississippi Lake (north of Carleton Place) and the connected lake system fall inside MVCA jurisdiction, and the Tay Basin lakes are inside RVCA. We work the corridor on a regular weekly rotation and apply the same permit process to lake-frontage projects as to river-frontage projects.
